Recruited to this mortgage bank as Sr. Project Leader by my former manager to meet aggressive growth objectives. Over fourteen years I was promoted to Assistant Vice President, Vice President, and finally Senior Vice President, Data Processing. Continually played vital role in growing company from 27th to 8th largest mortgage bank with annual originations of $13-$15 billion and servicing portfolio of more than $25 billion. Repeatedly recognized for high impact contribution to key business initiatives.

 

Scope of Responsibilities:

Develop and implement operational, tactical and strategic plans for the Division.  Manage mainframe, mini and microcomputer application systems development.  Manage computer operations,  LAN / WAN networks,  hardware / software acquisition, and contract negotiation / administration. Grew staff from 4 to of 48. $5.6 million budget.

Accomplishments:

  • Co-lead multi-faceted team to create mortgage Conduit Division. Designed and directed development of Residential Mortgage Conduit System enabling staff of 25 to acquire more than $3.2 billion of master servicing in three years.   • Managed development of Mortgage Warehouse Lending System providing ability to monitor $500 million in loans to other mortgage banks at 2% spread generating annual revenue in excess of $9 million. More Detail

  • Designed and managed development of Follow-up/Messaging System used to electronically record and monitor daily activities of 500+ staff and 249,000 clients. Reduced annual cost associated with miscommunication of actions taken by company or actions pending on client loans by more than $1 million.

  • Managed project to analyze, select, customize and implement reverse Telemarketing System to support origination of residential Equity Line of Credit Mortgages enabling in excess of $3 billion in originations over 2 year period.

  • Managed operations portion of MIS project to convert in-house developed Loan Servicing System to licensed CPI Loan Origination Servicing System. Positioned company for 12 year growth of servicing portfolio from $750 million to $25 billion.

  • Designed, developed and implemented Loan Closing System utilizing state-of-the-art integrated multi-drop WAN/LAN networks. Enabled origination of $2.5 billion of government and conventional residential mortgages over three year period.

  • Managed project to convert / migrate Loan Closing System to in-house developed mainframe based Mortgage Inventory System. Reduced annual operating expenses $250,000 while reducing time required to determine secondary market position from 24 hours to less than 1 second.

  • Designed and managed development of Quality Control Tracking module of Loan Inventory System reducing annual cost of correcting errors $60,000.

  • Designed, developed and implemented Commercial Paper Tracking System reducing the need to issue mortgage backed commercial paper by 2% saving annually more than $2 million.

  • Designed and managed development of Mortgage Warehouse Tracking System reducing cost of managing $150 million line of credit 100% and reduced errors in reporting 85%. Enabled company to increase daily borrowings 20%.

  • Designed and managed development of File Tracking System used to monitor location of more than 500,000 loan files reducing the number of lost files 98% saving annually more than $300,000.

  • Designed and managed development of Document Tracking System used to monitor delivery of critical legal documents to investors shortening time required to finalized delivery of loans to investors / certify pools 75%. Reduced number of lost documents to less than 500 per year saving annually $75,000 to $200,000.

  • Designed and managed development of Investor Delivery System reducing staff required to deliver loans to investors and obtain GNMA pool certifications saving annually over $200,000.

  • Managed development of Mortgage Warehouse Reconciliation System reducing operating costs 66%.

  • Designed, developed and implemented automated interfaces between Loan Inventory and Loan Servicing Systems eliminating 95% of manual effort to setup loans on Loan Servicing System saving $45,000 per year while improving accuracy 95%.

  • Designed and managed development of automated interface between Loan Inventory and General Ledger Systems reducing Accounting staff by 3 people saving in excess of $65,000 per year while improving timeliness and accuracy of postings 99%.

  • Designed and managed development of REO System improving timeliness of reporting investment in real estate owned allowing bids to be analyzed in 5 minutes saving annually more than $40,000.

  • Designed and managed development of Tax Service Bill Reconciliation system improving timeliness of ordering tax service 300% and reducing annual tax payment penalties more than $175,000.

  • Negotiated acquisition and managed customization of Loan Origination System for 25 remote offices reducing annual cost of originating government and conventional residential mortgages by $1 million.

  • Co-managed design and build-out of 105,000 sq, ft. corporate facility. Brought $2.75 million project on on time and within budget.

  • Designed and managed build-out of 10,000 sq. ft. state-of-the-art data center coordinating architects, equipment vendors, cabling vendors and space planners completing project on time and within budget. Improved security and IT operations efficiency 200%.

  • Established on-going microcomputer training program improving computer related productivity of more than 300 staff by 50%.

  • Negotiated acquisition / lease and managed installation of 4 IBM mainframes over 12 year period providing progressive capacity to service more than 249,000 loans with sub-half-second response time for 1,200 concurrent on-line real-time sessions with service level of 99.95%.

  • Negotiated acquisition / lease and managed installation of hardware/software for 25 remote local area networks enabling implementation of Loan Origination System for more than 300 staff.

  • Managed relocation of corporate office and data center involving large IBM mainframe, AT&T PBX / Voice Mail System, Predictive Dialer, 250+ networked microcomputers and more than 800 associated office/system devices. Relocated 360 staff in 1 weekend without interruption to business functions.

  • Developed and implemented strategic plan for Data Processing Division providing flexible computing platform on which company grew its business 2,000% from 1978 through 1992.
